Collaborating with one or more employees to complete a project or develop ideas in a workplace setting, listening to team members, sharing ideas, being adaptable to others’ perspectives and contributing to group goals create a top-notch team and a highly profitable business environment.

A new location for an office may offer better amenities and state-of-the-art facilities designed with collaboration and team building in mind. Many office buildings now offer common areas, upscale employee break rooms with a full kitchen, state-of-the-art technology and modern furniture, fitness, coffee carts and even Friday farmers markets.

But even without common area amenities, the office interior can be designed with more glass and natural light, views, focus rooms (aka miniature conference rooms) and an upgraded break area. In addition, fresh colors and paint, modern furniture and art and lighting create a significant difference. Employees will love going to work.

A business can often upgrade its office into a pricier building, but because of floor plan efficiency, the suite may be smaller and provide cost savings. When considering relocation, look into submitting a lease renewal proposal. The current landlord may be happy to renovate at their sole cost. Changing flooring, painting, adding new window coverings and upgrading break and reception areas can create a new and modern ambiance.

Surveys and feedback from employees can provide valuable insights when making decisions about your office space. For example, employees may be upset over the time spent in traffic coming and going from work. There may be a center radius in the perfect location closer to everyone.

Decision-makers often decide to stay and renew because of time and hassle of relocation. However, tenants can receive professional assistance for relocation without spending much time and effort. A tenant rep broker provides complimentary lease renewal and relocation assistance at no charge. Once the transaction is completed, whether lease renewal or relocation, the landlord’s listing broker will split the commission with your broker when the lease begins.
